Under the partnership of Gerald Maier JD, CPA, MAI; Curtis L. Frazier, MAI; and Thomas M. Scaletty, MAI, our headquarters in Lenexa, Kansas has been providing leading commercial valuation and real estate consulting services to the Kansas City area and beyond for more than 20 years. Though our focus is on regions throughout the Midwest, the members of our firm appraise properties across the country, and maintain active appraisal licenses in Kansas, Missouri, Nebraska, Iowa, South Dakota, Colorado, Oklahoma, and Texas.
Two of our partners are approved by the United States Department of Housing and Urban Development for the preparation of general apartments, as well as for senior housing facilities. Many of the appraisal services that we provide are performed for Fannie Mae or Freddie Mac loans on multi-family projects.

Besides multi-family projects, Mainland Valuation Services also boasts significant experience with commercial valuation of other property types, including convenience stores and shopping centers, big box retail facilities, office buildings, warehouses, healthcare facilities, and many more. Gerald Maier JD, CPA, MAI
Mr. Maier obtained both his undergraduate degree and law degree from the University of Kansas. A short stint in public accounting between the two degrees allowed him to attain his CPA while attending law school. His appraisal career started in 1986. Mainland Valuation Services was started shortly after he attained his MAI in 1992. Over the past 25+ years, Mr. Maier has appraised a broad range of real estate from multifamily and golf courses to office buildings and regional malls. His accounting and legal background has served him well in the appraisal industry. Mr. Maier holds general appraisal certifications in Kansas, Missouri, and Nebraska.
Curtis L. Frazier, MAI
Mr. Frazier has been with MVS since 1998 and a partner since 2004. Being in the industry since 1992, Frazier has experience valuing a wide variety of commercial properties including complex and special use assets, but the most significant experience is with multifamily housing.
Since 1998, Frazier has also been involved in the self-storage industry not only as a valuation expert, but as an investor. Presently, Frazier is the managing member of a self-storage portfolio and active in the industry.
Frazier's primary valuation focus typically involves income producing investments including but not limited to multifamily, lodging, office, retail, self-storage, and industrial.
Presently, Frazier holds general appraisal certifications in Kansas, Missouri, Nebraska, Iowa, South Dakota, and Oklahoma. Frazier is also a licensed real estate broker in the state of Kansas.
Thomas M. Scaletty, MAI
Mr. Scaletty is a Partner and has been with Mainland Valuation Services since 1993. His valuation specialties include a myriad of multifamily projects as well as office, retail, self-storage, lodging, and industrial properties. The multifamily projects appraised by Mr. Scaletty include market rate, LIHTC, project based Section 8 housing, rehabilitation/conversion projects, condominium projects and proposed construction. When necessary, Mr. Scaletty has provided additional analysis valuing tax credits (historical, state and federal) and analysis of bond of special financing. Mr. Scaletty holds general certification licenses in Kansas, Missouri, Iowa, and Texas.
