Valuation Services is located in the Kansas City Metropolitan Area
in Shawnee, Kansas with satellite offices in Joplin, Missouri and Dallas, Texas Metropolitan areas. Our firm specializes
in commercial real estate appraisal services and consultation.
Mainland was established in 1992. The Kansas City office is now operated
under the partnership of Mr. Maier, Curtis L. Frazier, MAI and
Thomas M. Scaletty, MAI and has a satellite office in Joplin,
Missouri.
Members of our firm maintain active
appraisal licenses in Kansas, Missouri, Nebraska, Texas and
Minnesota.
Within the last few years, Mainland has also appraised properties
in Iowa, Illinois, Indiana, Oklahoma,
Arizona, Tennessee and South Dakota.
A significant amount of appraisal
services provided by Mainland are performed on multifamily projects
completed for Fannie Mae or Freddie Mac loans. Both Mr. Maier
and Mr. Frazier are approved by the
United States Department of Housing and Urban Development
for preparation of general apartments and
senior housing facilities.
The appraisers at Mainland also have significant
experience appraising other property types. Our firm has appraised
various retail properties ranging in use from convenience stores
and strip centers to big box
facilities and regional malls. We also appraise both
single and multi-tenant office facilities,
industrial/warehouse properties and special use facilities.
Specialized properties recently appraised by the firm
include golf courses, hotel/motel properties, biomedical laboratories,
mixed-use subdivisions and
agricultural tracts.
Our company completes assignments on both single
asset and portfolio properties. While the portfolio
assignments typically include 20 or fewer properties,
Mainland has completed asset valuations on portfolios
with up to 50 properties. Our company’s diversified experience
and advanced technology platform allow
for completion of portfolio assignments in a timely manner
and at competitive pricing.
In addition to serving the
lending community, Mainland Valuation Services also provides
appraisal and
consulting services in litigation matters. Mr. Maier
has been an expert witness in several bankruptcy cases
including the Kroh Brothers case and Woodlands Race
Tracks. Both Mr. Maier and Mr. Frazier have also
provided appraisal and consultation services in condemnation
cases and ad valorem tax appeals.
